I am looking at a house in N Florida?
The seller of this real estate owns 2 houses side by side informed me that she wanted a clause in the contract allowing her to alter the property line. The lots are part of a soned neighborhood and I was wondering how the property tax can be altered so my taxes are not paying for the property on her side of the fence

- it sounds like she owns a duplex ( a duplex can be 2 separate structures on the same lot) a duplex can also "appear" to be 2 separate properties because each usually has an address assigned to it so mail can be delivered to both places. However, You cannot buy & get a mortgage for 1 of the 2 homes unless there ARE 2 separate parcel #'s , 1 for each property. I don't know what a "soned" neighborhood is (as stated in your question) You won't be able to purchase this property without subdividing this lot in 2, thus creating 2 parcel #'s in total. You would have to check with your county's zoning dept. or planning commission to see if this is possible. You should also talk to a real estate professional in your area, preferably a Land agent. You have to think about your future investment here. This may not be a good idea for future resale value. If you do separate the parcels, make sure you are getting an equal 1/2 or if not, that you are compensated in some way *maybe by a price reduction, for giving up this extra land. hope this helps
