Real Estate Property Taxes in Maryland.? My property taxes are due Sept 1 of this year. My house is on the market. How am I credited when I sell my house? They are current taxes. What happens if I don't pay them until I sell the house. Will I get fined?
Help with Death and Taxes in Maryland? My brother died in October and did not have a will. The condo he had and mortgage was in his and my father's name.They bought it for $65,000. My father is still alive and we are selling the condo for $204,500 or less in the next tax year that he didn't die. What is my father's responsibility for the capital gains - half? What happens to my deceased brother's half? And how do I file this condo tax wise - on the estate tax return or my father's. He didn't have enough money for estate tax. Also, my parents are getting my brother's Thrift Savings Plan (401k) proceeds. What are their resonsibilities tax wise on that? I am trying to avoid going to the tax man so if there is any help here, would appreciate it. It is really a simple estate and not much to write off other than this.
About a year ago I purchased a house and the property taxes were improperly advertised by the agent? The agent displayed the property taxes in the listing as 1035 a year when actually they were 1350 per year a typeo. We finally learned about it when we got to the settlement table. She relized she made a mistake and said oh the taxes increased. I thought she was correct but strongly doubted her. I learned later that in Maryland Taxes are reassessed every 3 years on the fiscal calendar year of july so it was immpossible for the taxes to even increase when we went to the settlement table. Is there any legal action that can be taken against the real estate agencey for showing lower taxes then actuall. I understand the taxes are public knowledge and we should of if we wanted to be sure researched them in the first place....
deceased parent was tax exempt, do I have to file a final tax return (1040) ? an estate tax return (1041)? I am the administrator of my deceased mother's estate in Maryland, for the past several years, she has been tax exempt and not filed taxes (she was surviving spouse of 100% disabled veteran, she was disabled, her income didn't meet threshold for filing, etc.). Do i have to file a final tax return for her? i received a 1099-r, but the money doesn't exceed the amount required to file in my state. Am I required to file an estate tax return using an EIN number? If so, is it required for federal and state?
Why is real estate in Delaware (around Wilmington) not expensive? It seems Wilmington seems ideally located (about 1 hour drive to Philly and 1.5 to Baltimore, with high speed trains to D.C. and Boston). Delaware is a small state, and has no sales tax and a typical New England economy, so why is real estate cheap (considerably cheaper than Maryland or NJ)? Thanks for the answers!
mortgage and tax question... in maryland? 4 years ago i bought a house with my grandfather. last year he died and i found out that half the interest of the house went to my mom because she was the closest heir my mom refused to sign the house over to me (even though she had nothing to do with payments or anything at all) this was just so if i decided to sell she could get some money because thats how she is.. its a shame i know. so i decided hell with it im just gonna sign it over to them and start over well in the meantime there were a couple back payments missed and the taxes need paid before the lender will let me get out of it.i bought a new house and cant afford it so i pretty much said id suck it up let it foreclose and be done with it that way. my brother in the meantime started making the payments and decided he's going to pay the back payments and the taxes then sue me is this possible? even though he freely chose to do so and btw they dont own the other half of the estate yet. have to sign for my paps estate ok.. my grandfather intended for the house to be mine when he passed..had no idea it went to his heir, thought that since we were both on the deed it would go to me (both didnt know much about it.. i was too young to care then) but the way it was worded it went to his heir automatically.. my mother is just in for anything that will make her money.. the other house has nothing to do with anything.. so disregard it.. i tried to work everything out with her and its impossible .. and theres alot of bad history with us and its not affecting my credit as of yet.. and my life is just fine.
How do I feel a lien against a property I have lent against? I am lending $45,000 to a friend to do renovations on his house. We have a drafted contract detailing the specifics and it has been notarized. His house is owned Free-and-Clear with no liens or encumbrances. The real estate taxes are paid up-to-date. I would be the first lienholder on this property. My question is: How do I go about recording this loan? I want to make sure I am the first lienholder in case of encumbrance or lien from another creditor/lender, etc. I am in Maryland. Property is in Baltimore City. Thanks for your help!
For first time home buyer in Maryland, there is (State transfer tax) and (recordation and local transfer tax). The state transfer tax is paid by the seller for first time home buyer. How about the recordation and local transfer tax? In the addendum, it states that it is paid by the seller unless it's expressedly agreed between the buyer and seller. __ Buyer pays __ Seller pays __ Other (split 50 -50 bwt. buyer and seller.) From reading the addendum, it sounds like I don't have to pay the recordation and local transfer tax because I am a first time home buyer but my real estate agent put in the contract that I would pay 50% of it. My agent says I have to pay it. Is that true or is she trying to sweeten my offer for the house? Get me to pay for something that I the seller should be paying. Please give me your professional advise.
I co-own the house but not the loan, will my credit take a beating in a foreclosure? My girlfriend and I got a house a year ago in Maryland. The loan is entirely in her name but the title of the house is in both our name. We are in over our head with this loan and with the state taxes for Maryland going up each year and thus the escrow we are finding it impossible to keep up. When we did a fair market analysis on the house using a local real estate agent we found in just 1 year we have negative $30,000 equity in the house. My question is this, if the house goes through foreclosure will my credit be affected? What if we get married before the foreclosure? I’m worried if we get married at the wrong time and we lose the house it will be tied to my name as well. We are thinking if she loses the house maybe I can get one in just my name next year. Anyone knows if this will work? Thanks in advance….. Some additional details that might help clarify our situation. The house loan is $300,000 or $2,300 a month. My girlfriend makes $800 a month. Not nearly enough to pay the mortgage. The idea when we bought it was for me to pay the loan as she doesn't make enough to pay it herself and with a baby coming we wanted a nice house to raise our son in. She got one of those shady deals where they gave her a $300,000 loan by saying she was self-employed when she in fact she wasn't. Before this housing and banking collapse you could get a loan without documenting your income and your ability to pay by claiming you’re self-employed. Nice little loop-hole huh? Anyway, she never said she was self-employed mind you but the guy that worked out her loan said he would put in through like this otherwise she would never qualify for a loan. pro-rated mortgage interest and tax deduction? i moved from from maryland to new york state at the end of october 2008 and i sold my home in maryland when i moved. i have claimed all of my mortgage interest and real estate taxes on my federal return. however, for my part-year-resident return in MD, they want me to pro-rate my entire deduction, even though i paid all of it while i was a MD resident. is it OK to claim all of the interest and taxes since i paid them all while i was a resident of the state? they want to pro-rate it to ~75%, which ends up being a difference of $150 in the refund. not exactly. i already took out my income from new york on line 13. because i was only a resident for 10/12 months, i have a use an "income factor" (see instr. #26 for form 502) to reduce the amount of my deduction by the fraction of income that i made outside of MD ($20K MD income / total income = 0.782). however, all of my deductions pertain to payments i made while a resident of MD, so i should be entitled to claim 100% of them, not 78%.
